Western Properties opened in Powai in 2000 and never left. That is the whole proposition — depth in one market rather than a thin presence across many.
How we work
Powai changed completely. We stayed put and learned it.
When this practice started, Powai was still becoming the neighbourhood it is now. We watched the Hiranandani township fill in, the business park go up, and Chandivali grow into a serious residential market of its own. Twenty-five years of that is not a marketing line — it is the reason we can tell you what a particular floor in a particular tower is actually worth.
The practice is deliberately small. When you call, you speak to Sudarshan Dhumale, who has been doing this here since the beginning, rather than to a call centre that will pass you along. Enquiries are answered personally, viewings are attended personally, and the paperwork is seen through to handover.
What that means for you
We would rather tell you a price is wrong than take a listing we cannot sell. We would rather say we have nothing suitable this month than waste your Saturday on flats that do not fit. Most of our work still arrives by word of mouth from families we helped years ago, and that only happens if you are straight with people.
We handle residential resale and rentals across Powai, Hiranandani Gardens and Chandivali, along with commercial office and retail space in and around Hiranandani Business Park — where our own office has been for years.

Western Properties begins advising on residential and commercial property, from an office in the Hiranandani Business Park area where it still sits today.

Hiranandani Gardens matures
The township fills in — schools, hospital, high street — and Powai turns from an emerging suburb into one of Mumbai's most sought-after addresses. We learn it building by building.

2010s
Chandivali and Powai's second wave
Nahar's estates and the newer high-rises broaden the market. We add Chandivali properly rather than dabbling in it, and take on commercial leasing alongside homes.

Still here, still local
Twenty-odd homes on our books at any time, from ₹4 Cr flats to ₹25 Cr residences, plus rentals and commercial space — and a good deal that never gets listed at all.
